SIOLIM, GOA 2026– The Ten, North Goa’s newest All Suite Luxury Boutique Resort, has opened its doors in Siolim, marking the first northern property from the team behind two of South Goa’s most recognised boutique stays, Vivenda Dos Palhaços in Majorda and Ciaran’s in Palolem.

Set against a quiet stretch of forest yet minutes from North Goa’s restaurants, galleries and beaches, The Ten brings the warmth and intimacy of a boutique stay together with the full service of a world-class resort, ten luxury suites and twenty-five bedrooms that guests can book individually or take over in full as a single private estate.

“North Goa’s luxury hospitality has long sat at one of two extremes: large commercial resorts where service feels industrial, or small boutique stays where it feels restricted. A RESORT DESIGNED TO STAY UNCROWDED

The Ten’s most unusual commitment may be its occupancy policy: once 50% of the property’s inventory is booked for a given set of dates, no further reservations are accepted for that window, by design, not by chance. It is a rare stance in a market where scale usually wins, and one that positions The Ten as a story about restraint as a luxury feature in its own right.

 

 

Across the property, guests will find:

  • Ten luxury suites, twenty-five bedrooms, bookable individually or as a single private estate for larger groups and multi-family travel
  • Five pools, including a rooftop infinity pool overlooking the Siolim countryside
  • Architecture by Rita Mody Joshi, built on a “Timeless by Design” philosophy, with no two suites alike in layout or palette
  • Personalised dining, with menus shaped one-on-one with the head chef on arrival across North Indian, Coastal Goan, European & Italian and BBQ cuisines
  • The Ten Tables, a private five-to-six course dinner staged in-suite, in the terrace garden, or poolside, built for anniversaries, milestones, and evenings that call for celebration
  • An open bar policy: breakfast is served until noon, there is no alcohol sold and no corkage charged, guests are welcome to bring their own, with bartenders available on request

 

SUITES BUILT AROUND A SHARED COURTYARD

The property’s suites are arranged around a central courtyard, the social heart of the estate, where the day begins and ends, and where guests move fluidly between private retreat and shared life. Every suite has its own private living room and a stocked pantry. Five first-floor suites open onto private balconies; four ground-floor suites step directly out to their own plunge pools.

 

DESIGN ROOTED IN GOA, WITHOUT THE CLICHÉS

Architect Rita Mody Joshi has grounded The Ten in Goa’s vernacular building language, laterite, warm wood, lime plaster, natural stone and rattan, without leaning on the tropes that often define the region’s luxury developments. Courtyards, pools and terraces are designed to be lived in, not simply photographed, and bedrooms are placed deliberately apart from social zones so the estate stays quiet even when it’s full.

 

A KITCHEN THAT WORKS AROUND THE GUEST

Rather than compete with Goa’s celebrated restaurant scene, The Ten’s kitchen is designed to complement it: guests can order in from anywhere in North Goa, and the property’s staff will plate and present the meal as if it had come straight from the property’s own kitchen. In-house, menus span four cuisines and are built individually with each guest, culminating in The Ten Tables, a staged, multi-course dining experience served wherever the guest chooses.
